Instructions: In large bowl, combine flour, brown sugar, baking powder, baking soda, salt, wheat germ and oats. In another bowl, combine evaporated milk, oil, maple syrup, mapleine, mayonnaise, apple sauce, eggs, and vanilla. In yet another bowl, sift together flour, wheat germ, brown sugar, walnuts, cinnamon and almond meal. Cut in softened butter, until crumbly. Combine dry and wet ingredients, and stir only a couple times, until combined (don't over-mix!) Fill muffin pans about 3/4 full for each cup. Sprinkle generously with crumb topping. Bake at 400 degrees F/200 degrees C for about 20 minutes, or until toothpick comes out clean. Let cool for a couple minutes before removing from pan onto wire racks. Makes 24 muffins.
